How Building a Patio Works

Please note that all timelines are approximate. Inclement weather and other factors can cause delays.

Book an Inspection

(24-48 Hours)

Call us to talk through your project and book an on-site inspection.

Get a Free Quote

(2-7 Days)

One of our design consultants will visit your property within 7 business days to inspect your patio site and provide a free quote.

Seek Council Approval

(2-4 Weeks)

Once you accept your quote, we start drafting your construction plans, organising building insurances and lodging the paperwork with council for approval.

Please note that relaxations and town planning applications can take quite a while longer; however, we’ll keep you informed along the way.

Materials Are Ordered

(6-12 Weeks)

We order your materials, introduce you to your project manager, and confirm a commencement date.

Watch Your Patio Construction

(2 Days – 2 Weeks)

Our construction team starts work. After completion, an independent certifier will identify any defects we need to fix before sign-off. We’ll also take care of all the cleanup – once we leave, you can start using your new patio straight away.

How much do covered patios cost on Tamborine Mountain?]

The cost of a patio covering varies. If you’re happy with an off-the-shelf COLORBOND kit, expect to pay $4,000–$5,000 for materials and installation. For a more complex installation that includes lighting, insulation, railings and more, you could pay anywhere from $7,000 to $25,000. Our average client spends around $18,000, although that often includes a new patio deck and an insulated patio covering with lighting. 

Can you build a patio without council approval?

No, all projects we work on must have council approval if required. We’ll need to get a building approval from the Scenic Rim Council if your patio has a plan area of more than 10 square metres (or if any side is longer than 5 metres). We’ll handle everything on your behalf before we start construction.

What’s better: single-skin or insulated roofing?

Single-skin roofing is exactly what it sounds like: one layer of powder-coated corrugated steel attached directly to the pergola’s crossbeams and poles. It keeps the rain and sun off your patio but amplifies rain noise and transfers heat from the sun. That makes it a good option when your budget’s limited or your pergola has a high ceiling and reliable airflow.

Insulated metal panels (IMPs) are pre-fabricated panels made up of a foam core sandwiched between 2 layers of steel. Because IMPs are fully enclosed, they’re less prone to moisture ingress than, for example, a tiled pergola roof with traditional insulation. They also eliminate radiant heat and rain noise, making them ideal for patios that you frequently use.

What warranties do you offer?

We offer an 15-year material warranty and a 15- year materials warranty on all new builds. Individual parts and materials may have separate manufacturer’s warranties.

Remember: you’re also covered by the Australian Consumer Law, which means we have a legal obligation to deliver your patio with due skill and care (that is, in line with industry best practices and building codes), for the purposes you’ve told us about, and within a reasonable time

Do you do paving or tiling?

No, we don’t, but we can install patio coverings over existing paved, tiled or concrete patios. If you’d like a referral to a tiler we trust, get in touch with us. 

I got a quote for a new patio from a well-known shed brand. Why is it so expensive?

Certain brands tend to be substantially more expensive than the rest of the market – even if you’re comparing one of their off-the-shelf kits to a custom patio from a different builder. The best way to find a builder that balances cost and quality is to:

  1. Get at least 3 quotes from different contractors.
  2. Check each builder’s Google Reviews and ask to see at least 3 projects completed in the past year.
  3. Choose the one that you feel aligns most with your budget and expectations.
